5 vertia millwater,67 bradnor swanson and 6 price cres MT Wellington

The building work at 5 vertia millwater started from 25 July, closely follow after the other two building work at 67 bradnor swanson and 6 price cres MT Wellington.3 sites were contracted to build by the same company and intersected during this period.
House of 5 vertia millwater is 2 storied,260 square meter floor area. we erected wall framing,trusses;laid out second floor joist and sheets;Fixed soffit;Installed windows,doors and stair. we haven't finished it.
House of 67 bradnor swanson is 2 storied,190 square meter floor area. we erected wall framing,trusses;laid out second floor joist and sheets;Fixed soffit. We will install windows,doors, stair and fix weatherboard next week.
House of 6 price cres MT Wellington is 1 story,170 square meter floor area.we erected wall framing and trusses last week. There are lots of works need to do in few weeks.

Soffit and weatherboard

soffit
1.fix soffit on soffit frame,on side in fascia, another on soffit pattern;
2.PVC jointer;

weatherboard
1.cavity batten on studs,spacing no more than 600 mm,1nail/300mm;
2.cavity trim on bottom or above head flashing,fix flashing on corners;
3.measure the height of wall to be covered;
4.mark the level position with storey rod;
5.fix from bottom,50 mm lapped;
6.fix one by one from bottom to top;
7.notched for head flashing;
8.coat for cut edge,jointer and soaker for normal joint or exterior corner joint;
9.nail weatherboard with nail set, drill first at edges ,then nail them.

Building wrap,windows and exterior doors

1.Wrap building paper around the building,from top plate to bottom plate(50 mm lapped),leave doors and windows off,make sure that the wrap is both straight and tight;
2.100 mm Lapped where horizontal or vertical joints;
3.Fix corner moulding at both sill corners of windows;
4.Put aulband(sealant tape) on the 4 corners of windows ,top corners run 200mm both directions,bottom sill has a full length aluband and also run 200mm up both sides.Make sure push aluband tight on the corners;
5.Support bar at window and door's sills;
6.Put windows and doors on position with small pieces block,measure window and door frame inside,beyond wall stud 10 mm,nail them with finish gun;
7.Backing rod and air sealant around windows and jamb of exterior doors;
8.For brick cladding,DPC to be fixed at both side of windows and doors,under windows.

1,3 & 5,7 hatfield drive albany

We built both of them at the same time,their structure are same,I only write down once for their building process.

Erect first floor:
1.Crossed to find the position,according to the plan and concrete wall that had been erected;
2.DPC on bottom plate,skip threshold;
3.Erect framing with the plan.Make sure the top plate the same level,temporary bracing;
4.Adjust framing from bottom plate with stringline, then plumb and square the wall, at the end stringline the top plate;
5.Fixing bottom plate to concrete slab with concrete nail and bolt,bolts with washers every 900 mm at external wall,appropriate at internal wall.Glav strap fixing of stud and bottom plate with 9 nails each side,6 in stud and 3 in bottom plate.
6.Connect wall framing on top plate with timber connector.Stud to top plate with timber connector on external wall;
7.Fixing double top plate on top plate;
8.Bracing wall with angle steel and plywood according the plan. Fixing plywood 1 stain-less steel nail every 150 mm on edge,300 mm in intermediate.




Second floor joist and floor:
1.Find the position according to the plan;
2.Fixing boundary joist first at one edge,joist spacing is 450 mm,fixing others,pay attention to their level;
3.Normal joist to boundary joist with hanger,12 nails each side, 6 to boundary joist,6 to normal joist.
4.Fixing noggs between joists,spacing no more than 1800 mm;
5.Checking level;
6.Layout floor with stagger sheet joint,plywood for bathroom area.

Erect second floor framing are similar with first floor framing.Only hold-down element is different.normally we use nails,2/90 x 3.75 nails at 600 mm crs,we use bolt and strap for bracing wall according the plan.

Fixing trusses:
1.Find the position according to the plan,mark position on double top pate.
2.Erect end truss first,erect others in proper order,temporary hold them with temporary ties.
3.Connect small trusses to main trusses.
4.Adjust trusses with stringline,stringline from end to end,make sure every truss's top on the line.
5.Connect every truss with nogs.
6.Fix braces with 45 degrees.
7.Connect rafter to double top plate with 'Z' nails.
8.Fixing outrigger and flying rafter.
9.Fixing flying rafter patten and blocking for soffit.
10.Fixing valley boards.
11.Fixing runner and flushing.





Fixing ceiling batten:
At first floor,fixing ceiling batten at joist and double top plate,ceiling batten is right angle with joist,spacing is 450 mm,make sure the same level with double top plate;
At second floor fixing ceiling batten at ceiling joist and double top plate,others are same.

1,3 hatfield and 5,7hatfield drive albany

Basic information:.Concrete slab foundation had been done.4 sections belong to 1 owner,we are building all of them.they have the similar structure:2 titles in 1 section.One is 5 bedrooms and 2 garages,other is 2 bedrooms and 1 garage.Both are 2 levels,total 340 square meters in one section.
What I have done
Erecting first floor framing,adjusting wall and fixing bottom plate to concrete slab;
Fixing second floor joist on double top plate;
Laying sheet on the joists;
Erecting second floor framing,adjusting wall.
I spent a lot of time to write my assessment,so i don't have time to record working exactly.The first floor frames of 1,3 hatfield have been sent on site.It will start to erect next week.

Internal doors --- installation

We are installing internal doors this week.

Steps:
Check plan to find hinge position;
Check floor level.if the floor isn't the same level,cut the jamb bottom(high floor side)
Measure opening and door sizes;
Half left every amount;
Nail three packers first on hinge side;
Nail jamb on packers,make sure jamb is plumb,flash with GIB board;
Adjusting other side and top,gap between door and jamb are small and same.When close door,make sure the door is exactly flash with jamb;
Nail other side and top jambs.

GIB plasterboard

We were installing GIB plasterboard after we had checked pre-line in last two weeks.

We use GIB Aqualine in bathroom,kitchen,some laundry and toilet area;According to the plan,some wall with Gib Braceline;others with GIB Standard.All of them are 10 mm thickness.

Fixing requirement:ceiling
Fix ceiling sheets at right angles to the ceiling battens or joists
Stagger sheet end joints by minimum 600mm in big area
Glue both side of center line
Fix around edges every 300 mm
Screw minimum 18 mm from edges,Screw minimum 12 mm from sheet joints
Fix one screw in center on every batten
Don't glue edges
Back blocking butt joints in ceiling at big areas
Back blocking of tapered edge joints in any area containing 3 or more tapered joints(timber battens)
Pay attention for TE/TE and TE /SE



Fixing requirement:GIB Standard and Aqualine
Glue nogs and intermedate studs every 300 mm
Don't glue edges
Don't fix inside sheet for walls
Fix around edges every 300 mm
Screw minimum 18 mm from edges,Screw minimum 12 mm from sheet joints
5-10 mm gap at the bottom of sheet
Pay attention for horizontal sheet on TE/SE
vertical fixing must finish on half studs(joints)
Position the joint minimum 200mm away from opening corner



Special fixing requirement for Braceline wall--BL or GS
Measure the length of BL or GS
Brace nails for brace sheet,standard screws for standard GIB sheet
Three of 50mm distance fixing from 4 corners of brace sheet,then 150mm along with edges
Others fixing requirement are same with GIB Standard

Insulation

We moved inside last week.Before put insulation, we check:
1.Is studs straightness ?
2.Is nog stick too much ?
3.Do I have the right fixing patterns ?
4.Is framing finished ?
5.Check wiring and plumbing.
6.Framing bracing
7.Are studs and nogs flush ?
We put backing rod around windows and doors,tnen spray air seal in it.
We put insulation in ceiling and exterior framing.
Ceiling with R3.2 180 mm thick;
Wall with R2.2 90 mm thick;
No gaps and over compressed .

Soffit moulding,scribers and corner soakers



In the last two weeks,we installed soffit moulding,scribers and corner soaker.I did a gable ,they are a little bit difficult.The moulding on gable should cut twice for weatherboard.
The soffit moulding and scribers are tapes of flashing on surface,they should looks beautiful and proof water.we must pay more attention to make them compact.
Install scribers:
2 coats of paint;
seal the back edge of scriber with sealant;
pre drill hole in every second weatherboard;
fix on with 50 mm rose head nails;
do not over fix nail head;
tight to the window.

Weatherboard continue

We are installing weatherboard.It is difficult than before.Some classmates doing a very good work.
It's very important to joint correctly as a carpenter,you don't waste material,don't waste time.I practised a lot, I can cut weatherboard joints and match them once,I am happy.

Begin to install weatherboard

We begin to install weatherboard last week.Steps:

1.Find out "datum".The datum is the weatherboard directly above doors and windows. This
weatherboard have a gap with head flashing 5 mm.
2.Transfer the datum level to building corners.
3.String line cavity batten at bottom.Make cavity batten the same level.
4.Measure and mark storey rod
5.Mark every one of weatherboard level on cavity batten,using storey rod.
6.Install the "datum" weatherboard first(above windows and doors).
7.Install the bottom weatherboard,then building up.

New semster

We came back to unitec last week, some classmates haven't appeared,I hope they all will come next week,especially william.

We did some work for preparing installation weatherboard, checking cavity battens and building wrap.When we setted out the datum of weatherboard and transferred it,we found some windows and doors need to adjust,I wonder if we could mark the level of the weathboard above windows and doors before we installed the head flashings and vermin trip,I am not sure, I just feel we waste some time at this step.Anyway,we will continue build our house next week.
